Soft and Pressure Washing Done Right
A local, family-owned exterior cleaning company based in Leawood, Kansas — licensed, insured and working across the KC metro on both sides of the state line.
Started local. Still local.
435 PowerWash is a local, family-owned business serving the greater Kansas City metro area — residential and commercial, Kansas and Missouri. We specialize in soft and pressure washing, gutter cleaning, buried downspout hydro jetting, dryer vent cleaning, AC condenser cleaning and sprinkler winterization.
Nick owns the company and runs the work. That is why the reviews keep saying the same thing: he showed up on time and did what he said he was going to do. When you call 913-526-0280, you are talking to the person who will be standing in your driveway.
We price every project on square footage, labor time, chemical cost and overhead — because every property is different. There are plenty of fly-by-night power washing companies that low-bid jobs, and bad operators ruin sidings, windows, landscaping and surrounding surfaces. We would rather quote a real number and deliver the result you actually expected.
How we work.
Walk the property
If you're home when we arrive, we review the scope of work with you first. If you're not, we get to work — most customers aren't home, and that's fine.
Match the method to the surface
Roofs, cedar, stucco, vinyl, pavers and concrete each get different pressure and different chemistry. Biodegradable solutions do the cleaning; pressure never gets to damage the surface.
Walk it again before we leave
A team member walks the property with you at the end to make sure every detail meets your expectations. Then we tell you when you'll want us back.
